Commercial Manager

Modus Careers is partnering with a leading structural steel contractor to appoint a Commercial Manager who can take full ownership of the commercial function and help drive the business through its next phase of growth.

With 12–13 projects currently live and more already secured, the business is fully booked through to the end of 2026. Their long-standing client relationships continue to generate repeat opportunities, and with recent senior hires already strengthening operational delivery, the focus is now on embedding commercial leadership at the top.

Key Responsibilities

  • Take full commercial responsibility for large-scale structural steel projects, from inception through to final account.
  • Prepare, manage, and negotiate budgets, forecasts, and cost plans to maximise profitability.
  • Administer JCT & NEC contracts, including valuations, variations, change control, and dispute resolution where required.
  • Lead subcontractor procurement, tendering, and applications for payment, ensuring robust but fair terms.
  • Deliver accurate cost reporting, cash flow forecasts, and monthly valuations to senior leadership.
  • Partner with project managers and site teams to monitor progress, assess risks, and identify cost-saving opportunities.
  • Build strong relationships with clients, consultants, and supply chain partners, maintaining a reputation for collaboration and delivery.
  • Contribute to long-term commercial strategies and support wider business planning as the company scales.

Requirements

  • Proven track record in commercial management or senior quantity surveying within structural steel construction and fabrication.
  • Experience managing projects valued at £10M+, with demonstrable success in cost and contract management.
  • Strong knowledge of JCT and NEC contracts, with confidence in handling variations and change processes.
  • Excellent analytical and negotiation skills, with the ability to present financial data clearly.
  • Skilled at stakeholder management across clients, consultants, suppliers, and subcontractors.
  • Commercially focused, proactive, and able to work both independently and as part of a senior team.
  • Adaptable and capable of overseeing multiple live projects simultaneously.
  • Ambition to play a key role in shaping the commercial direction of a growing business.
